Ask anyone in Brisbane where to find the city's best dumplings, hot pot or bubble tea and the answer is almost always the same: Sunnybank. But this southside suburb, about 12 km from the CBD, is far more than a food destination. Where is Sunnybank?

Sunnybank (QLD 4109) sits roughly 12 kilometres south of the Brisbane CBD, wedged between Mains Road and the Pacific Motorway corridor. It is served by Sunnybank station on the Beenleigh rail line, with Altandi and Banoon stations on the suburb's edges, giving commuters a train ride of roughly 25–30 minutes to Central. By car, the M1 and M3 put the CBD about 20 minutes away outside peak hour, with Westfield Garden City one suburb over.

Food, retail and lifestyle

Sunnybank's twin hearts are Sunnybank Plaza and Market Square on Mains Road — together the best-known pan-Asian dining and retail precinct in Brisbane. Cantonese barbecue, Sichuan hot pot, Taiwanese desserts, Korean fried chicken, late-night supermarkets and Asian grocers sit side by side, drawing visitors from across the city every weekend. Sunny Park Shopping Centre adds everyday convenience.

Local tip: weekend dinner queues at Market Square start early — locals book ahead or eat at 5pm like seasoned pros.

Schools and education

Education is one of the biggest drivers of demand in Sunnybank:

  • Sunnybank State High School and Sunnybank State School serve the local catchment (check your exact address on the Queensland Government's EdMap tool).
  • St Thomas More College, a Catholic co-educational secondary college with more than 1,100 students, is located within the suburb.
  • Griffith University's Nathan campus and several private colleges are a short drive away.

Who lives here?

Sunnybank is one of Australia's most multicultural suburbs. At the 2021 Census the suburb counted about 8,900 residents, with only 39% born in Australia. Around 35% of residents report Chinese ancestry, and Mandarin (26.7%) and Cantonese (6.8%) are the most common languages spoken at home after English. That community depth is exactly why the suburb's food, services and schooling networks are so strong — and why demand from local and interstate buyers rarely cools.

The property market in 2026

Sunnybank's housing stock ranges from classic 1970s–80s brick homes on generous 600–800 m² blocks to newer townhouses and apartments near the retail strips. Larger blocks with development or dual-living potential are especially prized.

As at mid-2026, third-party data providers put Sunnybank's median house price at roughly $1.49 million (up about 6% over the 12 months to April 2026, CoreLogic data) and the median unit price around $870,000 (up about 7% over the same period). For context, Cotality's June 2026 data puts Brisbane's overall median dwelling value at about $1.12 million after a 17% annual rise — so Sunnybank trades at a clear premium to the city average, as it has for years.
